Location & Access
Priority goes to land anchored on or near the strategic road network — junctions, trunk roads, and freight routes that keep build and operations moving without friction.
Site Character
We concentrate on open greenfield parcels without planning history, yet we will pursue challenging brownfield ground where the right combination of scale and repositioning potential is present.
Low-Carbon Connectivity
Preference is given to sites reachable by public and active transport, supporting a lower-impact footprint and a setting that endures for occupiers and their teams.
Workforce Reach
Every site must sit within a reasonable commute of sizable towns and cities, so operators can draw on a deep, varied labour market rather than competing for scarce skills.
